Terms of Service

Welcome to Ospite Bee. These Terms of Service (“Terms”) govern your access to and use of the Ospite Bee website, platform, and services (“Platform”). By accessing or using Ospite Bee, you agree to be bound by these Terms.

If you do not agree with these Terms, you must not use the Platform.

  1. About Ospite Bee

Ospite Bee is an online marketplace that connects hosts offering short-term accommodation with guests seeking stays. Ospite Bee does not own, manage, or operate any listed properties and is not a party to agreements between hosts and guests, except as set out in these Terms.

  1. Eligibility & Accounts
  • You must be at least 18 years old to use Ospite Bee.
  • You agree to provide accurate, complete, and up-to-date information when creating an account.
  • You are responsible for maintaining the confidentiality of your account and password.
  • You are responsible for all activity conducted through your account.

Ospite Bee reserves the right to suspend or terminate accounts that violate these Terms or misuse the Platform.

  1. Listings and Bookings

Hosts

  • Hosts are solely responsible for the accuracy, legality, and completeness of their listings.
  • Hosts must ensure their property complies with all local laws, regulations, permits, and tax obligations.
  • Hosts set their own prices, availability, house rules, and cancellation terms.

Guests

  • Guests agree to comply with the host’s house rules and respect the property.
  • Guests are responsible for any damage caused during their stay, subject to applicable dispute processes.
  1. Fees & Payments
  • Ospite Bee charges a platform service fee for bookings made through the Platform.
  • Fees are clearly disclosed before a booking is confirmed.
  • Payments are processed securely via Stripe.
  • Ospite Bee does not guarantee payment availability in all regions.

Ospite Bee reserves the right to update fees with reasonable notice. Existing bookings will not be affected by fee changes.

  1. Bee Points Loyalty Programme

Bee Points are a platform-issued loyalty incentive designed to reward positive engagement.

  • Bee Points have no cash value.
  • Bee Points are non-transferable and linked to a single account.
  • Bee Points may be earned for actions such as leaving a review after a completed stay.
  • Bee Points may be redeemed for platform discounts, subject to limits and availability.
  • Ospite Bee reserves the right to modify, suspend, or remove Bee Points in cases of abuse or misuse.

Bee Points do not affect the host’s listed price.

  1. Reviews & Feedback
  • Guests and hosts may leave reviews after a completed stay.
  • Reviews must be honest, factual, and based on genuine experiences.
  • Manipulative, retaliatory, misleading, or abusive reviews are prohibited.
  • Ospite Bee reserves the right to review, hide, or remove content that violates these Terms or applicable laws.

Ospite Bee does not guarantee removal of reviews but aims to promote fairness and transparency.

  1. Cancellations and Refunds
  • Cancellation and refund policies are set by individual hosts and disclosed prior to booking.
  • Ospite Bee may assist with dispute resolution but does not guarantee outcomes.
  • Platform fees may be non-refundable except where required by law.
  1. Disputes & Support

Ospite Bee provides a support system to assist hosts and guests. However:

  • Ospite Bee is not responsible for resolving all disputes.
  • Users are encouraged to communicate directly and reasonably.
  • Ospite Bee may intervene at its discretion where platform integrity is at risk.
  1. Prohibited Conduct

You agree not to:

  • Use the Platform for unlawful purposes
  • Circumvent fees or payment systems
  • Submit false or misleading information
  • Harass, abuse, or threaten other users
  • Attempt to manipulate reviews or Bee Points

Violations may result in account suspension or termination.

  1. Intellectual Property

All content, branding, logos, and software on Ospite Bee are the property of Ospite Bee or its licensors. You may not copy, modify, or distribute content without written permission.

  1. Limitation of Liability

To the fullest extent permitted by law:

  • Ospite Bee is not liable for property damage, personal injury, loss, or disputes between users.
  • Ospite Bee provides the Platform “as is” without warranties of any kind.
  1. Indemnification

You agree to indemnify and hold harmless Ospite Bee from any claims, losses, or damages arising from your use of the Platform or violation of these Terms.

  1. Fixed-Term Occupancy and No Tenancy Rights

13.1 Fixed-Term Booking Only

All bookings made through Ospite Bee are for a fixed, short-term accommodation period only, as specified in the confirmed reservation. The booking automatically expires at checkout time on the departure date stated in the reservation.

13.2 No Tenancy or Lease Created Guests acknowledge and agree that:

  • This booking does not constitute a lease, rental agreement, or tenancy
  • No landlord–tenant relationship is created
  • No rights of occupation, possession, or residency arise beyond the booked period

13.3 No Right to Remain After Checkout

Guests have no right to remain in the property beyond the confirmed checkout date and time. Any continued occupation after checkout is considered unauthorised use of the property.

13.4 Overstay and Unauthorised Occupation

If a guest remains in the property beyond checkout without the host’s written consent:

  • The guest is deemed to be trespassing
  • The host may take immediate steps to regain possession
  • Additional charges may apply for each day or part thereof

The host may involve estate security, building management, or local authorities where applicable

13.5 Host Authority to Enforce Departure

Guests expressly authorise hosts to:

  • Deny continued access after checkout
  • Deactivate access codes or keys
  • Notify estate security or building management
  • Take reasonable steps to secure the property

13.6 Estate, Security and Community Rules

Where the property is located within an estate, complex, or managed building, guests agree to comply with all access, security, and departure rules enforced by the managing authority.

13.7 Governing Intent

Both host and guest acknowledge that the sole purpose of the booking is temporary accommodation and not residential occupation.

  1. Changes to These Terms

Ospite Bee may update these Terms from time to time. Updated Terms will be posted on the Platform, and continued use constitutes acceptance.

  1. Governing Law

These Terms are governed by the laws of England and Wales, without regard to conflict-of-law principles.
